Wolf Brothers guarantees our termite inspections. We will provide treatments at no charge if subterranean termites are found on the property after close of escrow for one full year.

The 1-2-3 inspection guarantee program is designed to provide added value and protection for your buyers. The program also highlight’s your efforts in representing your client’s interests.

This added feature will be delivered to the buyers after closing along with some informative documents that educate the buyer about the termite inspection we performed. This combination helps the buyer understand the potential for future termite invasions and is designed to eliminate their frustrations if termites appear after they close escrow.

What You Should
Know About...
Wood Infestation

question markHomeowners are usually reluctant to admit to potential buyers that their homes are damaged by termites. For some people, the mere mention of the works “termite damage” conjures up images of tiny insects with very big teeth dining on weight- bearing wood beams until a home collapses in a heap of sawdust. Thankfully, this is not usually the case.


What’s a WIR?

As a protective measure, banks and lending institutions require that homes be inspected for damage from termites or other wood destroying insects before closing the sale of the home. A Wood Infestation Report (WIR) is a document prepared by a licensed pest control company that informs the lending institution and buyer of the results of the inspection.

WIRs are two-page documents. The first page provides basic information about the inspection such as the address of the property, and which structures were inspected. Also, general questions are answered: Are there any obstructions or areas inaccessible to inspection? Is there any visible evidence of infestation or previous treatment? Will the inspecting company or another company correct the damage? A section entitled “statement of pest control operator” describes the terms and conditions of the inspection.

The second page of the WIR goes into more detail. It pinpoints special areas of concern such as locations of previous treatment, and areas that are inaccessible to inspection.


What a WIR isn’t

Now that you know what a WIR is, let’s talk about what a WIR isn’t.

  1. A WIR is not a structural damage report. WIRs only tell you about damage relating to infesta- tion, not about structural damage for other reasons, such as earthquakes or floods.

  2. A WIR is not a guarantee of the absence of wood-destroying organisms. An inspection is an important tool in evaluation the soundness of a structure, but there are limitations. After all, an inspector can’t pick up a house and look under it, or take it apart and put it back together.


What are WIRs good for, anyway?

So what good is a WIR, if it can’t guarantee that a house is free from termites? Well, aside from identifying obvious infestations and previous treatment, WIRs highlight potential problem areas. Here are some things that buyers should look for:

  1. Leaking pipes and faucets. Termites, as well as other insects, seek out moisture for survival. Leaking pipes can keep wood and soil continually damp and create a perfect home for termites.

  2. Wood debris around and under a house. Pieces of scrap lumber or firewood kept next to a structure can support a colony of termites.

  3. Flower planters. Planter allow hidden and direct acces to unprotected siding an cracked stucco when built i direct contact with a house.

  4. Trellises and wooden fences. If a trellis or wood fence touch- es soil and is in contact with a structure, it provides a direct link between the subterranean termites in the soil and wood in the structure.


WIRs provide valuable information for the sales of a home, and docu- ment the its present condition for future reference. Unfortunately, there is no state law that requires a WIR for the sale of a structure; it is a requirement of the lending institution. State law does dictate that WIRs meet certain minimum standards.


By law, all pest control applicators, inspectors and companies must be licensed by the Structural Pest Control Commission. The general public may call the Commission to find out if an applicator / inspector or company is properly licensed. In addition, the Commission maintains a database on the WIRs and post- construction termite treatments per- formed on homes in Arizona since 1988.

Undetectable termites can be exposed when the previous owners move out, or when remodeling, by removing flooring or walls. In addition, termites establish new colonies when they swarm, and they can penetrate buildings at any time of the year.

1-2-3 Subterranean Termite Treatment Specifications



  1. One Year - the guarantee is valid one full year from date of inspection

  2. Two Trips - treatments may be performed on up to a maximum of two (2) separate service trips to the property for identified active infestations

  3. Three Spots - treat up to a maximum of three (3) different locations (point of entry and/or point of visibility.

This guarantee covers treatments only. Painting, repairs, etc. are the owner’s responsibility. This guarantee goes into effect only after the buyers close escrow. Any evidence of termites discovered prior to the close of escrow will be the seller’s responsibility to rectify and this treatment guarantee is null and void.

Payment Arrangements

Payment can be made directly to Wolf Brothers prior to escrow with a check or Pay Pal on our Web site

Wolf Brothers can invoice the title company and will expect payment from escrow. The buyer’s agent is responsible to notify title to hold the inspection fee out of the earnest deposit.

In the event the sale is cancelled and the responsible party has not issued payment, Wolf Brothers will attempt to collect directly. Once provided the direct contact information we will not hold any realtors responsible for payment.
